- DESIGN -
After accepting your commission, I'll start working on the design whilst frequently sending you screenshots of the process for you to follow. This way, you will have the chance to mention any changes you would like to have during the process. The design is completely free.

- PREPARATION -
When the design is finished and you are satisfied with the result, I will make an estimation of the cost of the furniture. This sum, I will not cover. You will have two options on how to approach this: You buy and/or craft everything yourself or you give me the furnishing fee and I will buy everything for you. Any leftovers will be returned to you after the purchase. When everything is set and done, I will ask for the commission payment.

- PLACING -
With everything supplied and all the furniture placed in the house (not storage), I will place everything and work out the slight errors found afterwards in the design. With your approval, I can conclude the build finished afterwards will proceed to take photos of the house for my portfolio.

- I make a lot of custom designs, which are using a lot of item slots, so I will only accept commissions where I can go for the main floor only.

- Some themes are not in my field of work. I can try to work around with it but I cannot guarantee to accept the commission if I'm not comfortable with it.

- To make sure the commission will go smoothly, please gather all your ideas, wishes and desires before contacting me. If you are not sure about what you would like to have, we can have a chat about it but I will only start when you have decided on what you want.

- I will not make copies of other designs nor reuse my other designs.

- I am working with feedback so I will accept to change things in the build but only at the beginning. When I'll be above 50% of the item slots, I will only accept minor changes on some details, no big changes on the foundations.

- Please don't disappear for multiple hours/days right in the middle of my working process without noticing me. As I need to manage my time and rely on feedback, being in the fog isn't a right place to be.

- I will ask for the furnishing fee and half of the commission fee at the start (so I can take care of the items), and the other half near the end of the commission.

- If you are an omnicrafter, I can send you the list of the items I will use but only if you can craft consistently, within a reasonable time window.

- Rare items from other sources than the marketboard like pvp, beast tribe, doman enclave etc. must be provided by the client or an aquaintance. If some of these are not available to you, please let me know so that I can exclude those from the design.

- At the end of my commission, I will take photos for my portfolio, so please don't move things around and don't close the place before I'm done with this.

- Your house will be published on my portfolio. Usually, I add the address to it for others to visit the place in game but if you would like to keep your house private, I will hide it.

- I also ask of you to mention my link to my portfolio in the message book.

- Finally, I reserve myself the right to refuse any commission if I see red flags.
